4-Season Waterfront Gem $299,000 with Boat House
57 Lake Louisa North, Quebec, J8H 0A2
House and boathouse view from the lake
Lake Louisa, best location.
Quiet storm-free bay, with large open vista on the lake.
Huge deck with sunset views.
Fantastic terrace on top of boat house with incredible lake view.
Perfect condition, just renovated. Essentially a brand new house. Roof done in 2013 with the most expensive shingles – transferrable lifetime guarantee. Inexpensive to heat this compact house, well insulated with the latest high-tech spray-foam insulation.
2015 School tax $592/year, property tax $1486/year.
The house has two levels: main floor & finished basement:
The main level has a bedroom, full bathroom, kitchen, living-dining room, another small room, and a large deck.
The finished basement has a bedroom, ensuite bathroom, and a living room (or for storage of kayaks/canoes etc.).
Both the bedroom and bathroom have heated ceramic floor tiles.
The two levels are joined by a pretty wooden staircase.
Each level also has its own entrance to the outside.
The house is perfect for a retired couple with room for family visits, someone working from home, or 2 couples sharing a country place.
The land between the house and the road has a small creek, and lots of parking.
The land between the house and the lake has a large lawn that’s completely private because it’s walled on both sides with mature 10-ft cedar hedges.
The property depth is about 200-ft so there’s lots of room to expand if a larger house is desired in the future.
BOAT HOUSE
An original boathouse with acquired rights is a treasured thing to have at the lake and is worth at least $50,000. It’s no longer possible to build this kind of boathouse on cribs. Any new boathouses have to be either on steel pilings (expensive) or floating (must be moved someplace safe in autumn.)
When autumn comes, simply hoist up your boat with the chain-block inside the boathouse. There’s no trailering, and it’s always an easy place to work on the boat – or simply park it for a few days high & dry. The boathouse also has electricity for lighting, power tools or charging a battery. The boathouse has a stairway to its rooftop terrace with amazing lake view. Put a water slide at the end for your kids to have a great time while you enjoy a drink in the hammock.
VALUE FOR COMPARISON PURPOSES
When comparing this property to one without a boathouse, subtract the boathouse value ($50,000) from the asking price (299,000) = comparable $249,000.
The other properties at this price level are not on waterfront, or have bad structure, or are in isolated small bays, or are on one of the dark sides of the lake that lose sun earlier in the day.
This property was originally built about 80 years ago. The houses that were built at that time had the choice of the best location. This house is at a great location, with a wonderful waterfront. (Many waterfronts at Louisa are rocky and steep, or weedy and shallow.) Here the pitch of the sandy bottom is perfect for walking into the lake or diving off the end of the dock. This house has full sun all day and a gorgeous sunset view.
A house like this in prime location at Lake Louisa is not an expense but an investment. Lake Louisa is only 100 km from Montreal. Look at the map to see it’s the only large lake this close to the city. One hour after leaving the city you can get in your motorboat to go fishing or waterskiing.
Being this close to the city means it’s easy to go up for even half a day. It’s even better to live year-round at the lake while retired, or working from home.
Not only is Louisa one of the few big lakes in the Laurentians but it’s famous for the purity of its water. Government studies have found the lake is transparent for 5-7 meters, which is off-the-charts for cleanliness. The water is so pure because of its shear massive volume, and the fact it’s a headwater lake so no pollution can enter upstream. This lake is an ecological wonder.
The population is constantly growing and more lakes aren’t being made. Good lakefront one hour from Montreal will become more scarce and valuable as time goes on. Lesser properties can fluctuate in value, but the good locations increase in value every year.
